@SQB: Sorry I wasn't around to get your message. We were on a delayed honeymoon in Quebec. The house is in great shape. The headache has been that we've had so much rain, and it's been so frequent, that getting a decent part of the lot cleared so I could put topsoil down, then seed and put straw on it, has been tough.

@Tango iirc, you're right next to a stream. So at least the water leaving your lot shouldn't be a problem, then?
I can't quite recall if you named the house or not. A Tolkien-inspired name may just be my imagination.

@SQB We're near a creek, which is on our lot, so a lot of the water goes in there, but it's not that simple. There are all sorts of local regulations (based on federal regs) regarding erosion.
To make things easy, I got my CRLD - Certified Responsible Land Disturber. That involved a short course and fee. I had to learn about all the erosion issues and how to prevent them. It's not the water that's the issue - it's the dirt that it takes with it! And if a lot of dirt gets dumped in the creek, the neighbor immediately downstream gets a muddy pond and I can get in real trouble if he complains!
So I am officially, in the state of Virginia, certified to disturb!
The honeymoon was a nice time - we went from 90° in Virginia to about 60° in Quebec.

Q: Bruce J Mitchell (aka MST3K's "Zap Rowsdower") RIP

Helbent IVBruce J. Mitchell, known to MST3K fans everywhere as the hockey-haired drifter Zap Rowsdower from the sci-fi cult film The Final Sacrifice passed away on April 28th, 2018. Here's an interview with Mitchell from a few years ago. Seems like he was a pretty neat guy.

@SQB I understand after the issues with the old chat room and a desire to not be "contained" by chat room rules, most of them took off for a chat room on some other app.
