@Wipqozn One interesting aspect here is that they are likely also very incompetent in this case. Some of the early voting data suggests that democrats tend to vote earlier than republicans, so it's not a given that the late arriving votes are actually favoring democrats all that much.

you don't even need rent control, this would be illegal here in Germany. There is no rent control in general, but you can't arbitrarily increase rent for existing tenants.
 
There are limits around WHEN you can increase it, i.e. just on the 1 year anniversary, but there's no actual limit on how much it can be increased

you can increase rent here, but only up to the average rent level in that area (or a bit above that or so). And then it's also limited to 20% in 3 years. Increases after renovating are something different again

It can kind of help the consumer if there's actual competitiona nd supply, but when you're talking about basic necessities, it falls apart.

Like, you're not going to have 20% of your houses be empty in most areas, and houses are a physical thing in a fixed location so unless you work remote you can't really go wide in your search
