@stormy I know you hate it when others edit your posts, but would you let me clean up your answer here? I think all the advice is good, but it‘s a bit unstructured and thus you repeat yourself a few times.

@Stephie Absolutely go ahead and edit. I am a major ADD, as you must all know by now. Proud of it! I remember trying to clean that up and that yes, there are repetitions...shoot how to get rid of this task bar, I can't see a thing!!

@Stephie Your basement got flooded? Obviously you have a problem, do you have a sump pump? I'd love to see your land around your foundation. That is a big problem...

Even when your basement is not being flooded, your foundation is exposed to constant moisture. Yeah, that is a big big deal for your investment. Are you owners or renters?
