Q: UV unwrapping of Pool Deck

Old ManI am doing the Pool Deck tutorial of the Architecture Academy (Blender Guru) and after having done the basic modelling I have started with the texturing of this "Pool Deck". another point : you have some doubles. If you just "remove doubles", the situation is clarified
I removed the doubles and that helped. But somehow the side walls and back wall are still connected with the ceiling and I think the ceiling and those walls should be two uv islands. I updated the bled file. How make the walls and ceiling two unconnected islands ?
If you select one of these faces and Ctrl+L using the delimit by seam option, you will see what is connected and so what needs an additional seam.
Concretely, the under faces of the balcony are connected to the surrounding walls via faces that go to the back of the house
I must have sand in my eyes but I cannot find this "delimit by seam option". could you show me ?
I've no tool that allows me to upload the screen capture right now, but in the tools panel (T) of the 3DView, you have an option box at the bottom of this panel that contains options for almost any Blender's command. So included Ctrl+L (select linked) command. So select one bottom face of the balcony, Ctrl+L, then use "Delimit by seam" in this panel.

In my opinion you should add seams to the balcony. But I don't know the tutorial you are following and can't guess what its author wants to do
And about "loop cuts", I think cuts are already there, you just need to add seams

could you perhaps set the seams where you think they should be ?

I have found that Delimit by Seam. Bu what does it exactly do ?
and what is the difference between CTRL + L and just L ?
What it does : first make a primary selection, then use Ctrl+L to select all that is linked. Then this delimit by seams option will stop to extend the selection if a seam if encountered. So from a face you can select all that correspond to the same UV isle

It seems L is similar, but I did not knew it. The 'select' menu of the 3D View indicates 'Ctrl+L' as shortcut
well... I have added a seam here... but when unwrapping, I still see some regions that overlap

Yes... I am trying to do so here. There is also a strange offset under the floor (or at the ceiling of the first floor of the house).

Tell me. In meantime, I try to explain what can maybe the main problem : there is a little face at the ceiling of the first floor. This face is visible (and large) at the back of the house. You can see that easier if you set "face selection" mode (ctrl+tab then face)
In fact, this little face is the prolongation of the duplicated vertices I indicated you before

To me all depends on what you want/aim to do about textures
If you want one for all, or if you want several... or if you intend to bake or paint or use existing textures
