I personally use Breadcrumbs AI which offers dynamic path finding (no navmesh required). It's older and no longer being updated. However it offers way points, jumping, edge avoidance and a few other things.

nav meshes cover contiguous bodies of ground
if there's a gap, like a river, agents cant path over it
but if there's a bridge, you can make it an off-mesh link
well it is technically a continous floor, seperated by walls and doors
tells agent he can get from one mesh to the other by going to the link
I implemented that for Unity 3.5
