the cheap end is all hit or miss - i tried x10 in my parents basement - sometimes lights would turn on, sometimes no - sometimes dimmers worked, sometimes no - same as anything else - do some searching, spend a little money - see what works for you in your budget - crestron is some expensive stuff - but its the best stuff out there

When I bought my house it had 0 smoke detectors. Inspector never pointed it out, bank appraiser never mentioned it, insurance never checked.
When I bought my first house, the inspector tested each detector, and wrote up the fact that one was still in the package and obviously not installed.
He even used a cool meter to check the furnace and water heater for gas leaks.

@Tester101 a house wrap is designed to breath, it just stops liquid water from passing through. Water vapor can escape so it doesn't get trapped and condense inside your walls. A vapor barrier (e.g. 6 mil poly) is designed to keep water vapor from traveling from the inside of your home into the insulation where it could condense within the insulation during the winter.

Poly is a better barrier than what comes on fiberglass rolls, so you see it a lot more up north (and more so in Canada). I'm more familiar with the mid-atlantic where the vapor barrier from the fiberglass rolls is adequate.

Sadly, our HOA board cannot remove a problematic member of the board, we'd need to get a majority of the association to vote for that, and our last annual meeting had something like 6 out of 300 homeowners present. It's going to be a long year. Sigh
So your position is safe, and you can continue on as a problematic member.

Actually, I think it's 375, it's a townhouse complex, 5 side streets.
The place next to us is going to have something like 3000 units, some condos, and a lot of townhomes, it will dwarf us.
the condo we have that we are renting out is 4 buildings, garden style, only 4 floors and 2-3 units per floor, so about 44 owners
There is a larger community HOA that oversees all of the enetire planned community, but they have a different area of responsibility
