Okay, everyone move your tokens to where you want to start. I just put you down at the bottom but you can be wherever

Is there a desk in the room?
Also which direction did the sounds come from?
The room you're currently in has a couch, a lamp, and some assorted small furnishings.
The sounds came from the front door which is the little door icon on the left wall.
Down that hallway, the north door leads into Coulter's office, the south door is the playroom, and the far east door is Robert's office that you were in earlier.

Teri has her hands in her jacket pockets, fingers touching a knife. Her eyes dart up and down, then do a sweep to check everyone
I didn't picture the washroom on the map but it's connected to the south side of the main room, so presumably Fin popped out of there
Still slightly dripping, Fin pushes wet hair out of her face and keeps her eyes trained on the front door

Sherri has her handgun out, pointed at the door, hand slightly shaking.
Robert puts an arm over Coulter and moves him back slightly. The pounding sounds on the front door begin to get louder. "They're about to break through," he says. "Positions, everyone."

With a deafening CRASH, the front door is blasted off its hinges.

It goes flying and smacks against the far right wall, almost hitting Fin.
Two figures, both in armor, push inside.
Teri, you are up first in initiative.

Were you Stealthing/behind cover before the door broke?

Teri was standing very still along the wall
The first figure is a hulking, half-dragon-like creature carrying a huge greataxe. The other is a long, slender tabaxi with two knives and a swishing tail, clad in light chain.
"Whadda we have here?" the tabaxi hisses, flicking its knives as it surveys the room. "Buncha little whelps!"
Teri's gonna stab the Tabaxi and bobble's gonna try to claim Sneak Attack
'cause that was annoying
The conditions are to either have advantage on the roll or have an ally within 5 feet of the enemy. I'd allow you to retroactively roll Stealth to get advantage if you want since there was time before they broke in.
(Wasn't trying to ruin your Sneak by doing it that way, it was more for the Drama)

The Sneak Attack fails, but you can still stabby stab as normal.

That will miss, but the tabaxi seems startled and was definitely not expecting an immediate stab attempt. "Wha -"

I'll say the tabaxi is too surprised to Opportunity Attack.
But if I can move then Teri will duck around the door and lay flat against the other wall side, breathing hard and inwardly cursing at having done such a stupid thing. I would move my icon but there isn't room
The tabaxi swishes their tail menacingly. "Ssssso, the kittens want to fight."

Sherri takes a step back. "What the hell are- what are- cat- AAAHHHH!" And, instead of shooting the gun, will cast Ray of Frost on the dragon-like thing.
Ranged spell attack, go for it

5 damage from the d8, and the target is slowed by 10 feet
Sherri is going to move into the corner.
And that completes Sherri's turn.
The scales on the dragon creature's kneecaps freeze over, and they stumble, looking completely astonished. "Gah!"
"Get away from my family!" Robert bellows, and fires his gun at the tabaxi with a deafening crack. The bullet pegs the tabaxi squarely in the shoulder and the cat stumbles, clutching the arm and hissing violently like a wildcat.
"You want to play, kittens?" the cat hisses, and moves to attack Fin with the good arm.

With a roar they swing the axe at the wall Teri is hiding behind.

It collides and the brickwork crackles dangerously, but the wall holds.
"WHERE THEY GO, KHA! ME FIND!" the dragon complains loudly.
Teri rapidly opens and closes her eyes, trying to get the panic out without too much noise
"Forget the little one, you scaly dunderhead, we're here for the High Relic!" Kha hisses angrily.
It's now Fin's turn.
"Oh, God, the thickheadedness is almost as scary as the axe," Sherri mutters to herself, still kinda shellshocked and just having random things processing.
Recoiling from the Tabaxi's vicious attack, Fin steps back trying not trip over the lamp (disengage action?)

Coulter flings forth a hand, his wedding ring glowing a violent yellow, and utters a sharp exclamation. An explosion of fire bursts in the center of the room, scorching the carpets and bodily throwing the dragon-creature back against the wall as both of them take fire damage. The tabaxi shrieks loudly. The fire licking the walls narrowly misses Teri, who ducked just in time.
"We'll have to replace the carpets again, I'm terribly sorry," he says calmly to Robert, who whistles.

Teri will first poke her head around the corner to look around
The dragon-creature picks itself off the ground, coughing on soot. "BAD FIRE! STUPID WIZARD!" The tabaxi's fur is smoking gently and it looks like it has just bitten down on a Christmas tree wire. Both of them look badly burned but not yet bloodied.
How does Fin look?

You notice that even though the carpets will definitely need replacing, the polka-dot umbrella in the southwest corner of the room that Robert joked about earlier seems perfectly unharmed, despite everything around it having been scorched by the blast radius.
Teri briefly considers running for safety but is now intrigued (as the DM planned) and runs in towards the umbrella, stabbing the dragon as she goes past. (30ft speed, how far do I get if I attack & use Cunning Action to dash?)
Also, do I get Sneak Attack?

With your bonus action Dash, you can move up to double your speed, so I think that means you can move 60 feet total with that move?
Going around the corner and to the umbrella will be 4 squares of movement, so 20 feet.

What do you roll for attack on the way?
Teri goes stab stab with Sneak Attack (?) right as she emerges around the door and then continues her way around. An errant "Hi" slips out, the instinctive meet-new-person reaction drilled into her. 11+5 to attack
You do indeed get Sneak Attack now because dragon has no object permanence and forgot you existed :p and that will be a hit.

The umbrella seems normal when you pick it up, but there's something off about it that you can't put your finger on. It weighs a little more than you'd expect.
The dragon flops onto the ground, still complaining loudly. "OWWWW..."
"Oh, budge up and get back on your feet, you big brute!" growls Kha.
Occupied looking at the umbrella, Teri doesn't have the right mind to prevent a "Do you need assista-?" from slipping out
"YES PLEASE - NO WAIT YOU ARE BAD SNEAKY STINGY, NEVER MIND."
"The heck?" Sherri mutters, not entirely sure that she correctly heard Teri offer assistance to a weird creature that she just stabbed.

You discern at last that this strange polka-dot umbrella is in fact a parasol of the prowler. When you open the umbrella and hold it over yourself, you disappear completely as if affected by the invisibility spell. If you attack, cast a spell or are hit by a spell/attack, the effect ends and the umbrella must recharge after 8 hours. It got its name from being very popular with rogues and ne'er-do-wells.

Sherri blinks. She's not entirely sure if she's hallucinating or not, at this point - she somehow seems to have shot some monstrous dragon-like entity with ice, Teri has vanished, and is she really fighting a giant cat?
text-based games will be slower by nature, but I've taken longer than anyone else both times

(You're fine, bobble - once in a while people have more complicated turns so it naturally takes a bit longer. No worries)

However, finding herself not being sure how to replicate that ice feat, Sherri steps forward to be in line of sight with the tabaxi and, with a slightly unsteady hand, squeezes her trigger.

The bullet hits the wall behind the tabaxi, a miss. The tabaxi puts back its ears, like an angry lynx. "You think to use such weapons on me?"
"I could just light you on fire instead, if that works for you," Sherri bluffs in response.
The tabaxi sneers. "I'd like to see you try."

The lights in the building flicker slightly. Whatever you just did, it seems that the area around you is feeling ripple effects.

Robert reloads his gun as a bonus action, backing towards the playroom door. "Still not leaving? Want some more, do you?"
He unlocks the playroom door and then moves back to stand by Fin, protectively, and Readies an action.
The tabaxi wipes its mouth. "Tricky, tricky. Let's see how tough you are, little sorceror."
It advances, feints left and attacks Sherri.
That will be 16 and 9 to hit.

The dragon smacks its axe on the ground, looking very dizzy and disoriented but still in the fight. "OKAY. WE FIGHT NOW."

You're gonna take 8 slashing and be knocked prone on the ground, which means you have disadvantage on Attack rolls while down. You'll have to spend half your movement to get up next turn. Coulter is hit too and is flung to the ground beside you.

He backs away a few paces, and his eyes go distant as he weaves a new spell in the air, ring glowing brightly again. Suddenly there is a second - then a third and a fourth perfect replica of Coulter, ever-so-slightly ghostly and ethereal, that move with him confusingly as he steps back away from the fray and in front of Robert. "Robert, dear, you unlocked the door, didn't you?"
"Why, yes, I did," says Robert.
The door to the playroom suddenly bursts open with a loud thwack.
A huge, dark-furred wolf with glowing eyes lopes out, twice the size of a normal creature. It prowls slowly down the hallway, heading your way.
Shae calls distantly from inside the playroom: "Get 'em, Lupo!"

The tabaxi's fur is still standing on end, and it is breathing heavily - definitely not doing well, but still upright. "You are... persistent, aren't you?"
I lose invisibility if I "attack" - is that just melee, or melee and ranged?

To the outside observer, both of you vanish. It's a little fuzzy on the edges this time, so a perceptive creature could pick it out, but most would just think it was a trick of the light.
The tabaxi's eyes narrow. "What trickery is afoot..."

The rule only applies to whoever is holding the umbrella/benefiting from its effect, so if you gave it to Fin and switched the effect over and then attacked, Fin would remain invisible.

I think so. By becoming un-invisible and then moving and then attacking you have lost sneaky advantage, since you're emerging within line of sight. But regular attack still applies.

You clip off a chunk of fur from the tabaxi's left ear, and it falls back, snarling. "Tricksy magicianssss! They said you were weak!"
She's then going to grab her head as if struck by a sudden migraine and then vanish from sight, as I rolled a 45 on the Wild Magic table.
The cat is looking very rough now.

Sherri attempts to respond "Good luck with that!", but no sound comes out.
"Sherri!" calls Robert. "Stay against the wall!"
She flattens herself against the wall, expecting another fireball

Robert sidesteps through the gap between Coulter and the invisible Fin, bumping against Fin accidentally since he can't see her ("oops, sorry Fin" he whispers) and aims his gun at the tabaxi. "I don't need Lupo to finish you off, cat. He's just here to clean up the mess."
He shoots, but the shot goes wild and hits the couch instead, creating a puff of feathers. The cat laughs. "Ha, ha!"

The tabaxi, unable to see but bluffing that he can, throws a knife blindly at the last spot Sherri was standing in. "Let me see if I can skewer the sorceror as an appetizer."
The knife misses, since Sherri moved from that spot, and sticks in the wall. The tabaxi scowls angrily. "Hsssss."
"Appetizer, eh?" Sherri tries to mutter, but once again finding that no sound comes out.

Lupo growls from behind you, huffing out a warm breath. It's clearly trying to figure out how to get in between everybody blocking its way.
As the breath passes over Fin she shudders and moves well out of the way, still clutching the strange umbrella
Not sure what else to do, Fin looks at her bag, then her hands and points at the tabaxi, whispering "Just let me do something useful...", casting Eldritch Blast

As the invisibility fades, Fin stands there dumbly wondering what happened her hand outstretched point, red and black lightning that looks wrong streaks towards the tabaxi
It strikes the tabaxi like an electric bolt, narrowly missing Teri as it streaks over her head. The tabaxi yowls horribly. The polka-dot umbrella shivers, and its polka dots fade away and vanish.
I'm not invisible, to my knowledge

The tabaxi falls to one knee, hissing, looking very close to death. "The High Relic... you do not wield its power. Not right... not right..."
Robert looks at Teri and Fin, the only two people he can see, and mouths, Do we kill?

Sherri is still invisible and unable to speak for almost a whole minute.
Exhausted, our intrepid library assistant sits down and stares at the couch's hole

Fin hops up onto the couch, and flops next to Teri, "Thank you Teri" her staccato accent more obvious
The lights in the building flicker again, and the floor shivers. Then, abruptly, a Big Mac and fry materialize in front of Sherri, neatly wrapped.

At Robert, "did you have another umbrella, maybe she is under one of those?"
"-hear me? Can you-" Sherri stops abruptly upon becoming visible and audible again.

"No, that was our only one." Robert looks over at Sherri in relief. "There you are. Are you injured? We can bring anyone to the hospital who needs it."
