OK, I'll start... a friend had a roof leak a while back (blocked gutter I believe), and got some stains on the ceiling near his front door, but otherwise thought he got off lightly.
He rents out part of his basement, and asked his tenant to keep an eye out for water damage in that part of the basement. Tenant apparently said over and over that there was none
Last weekend, he sent me this...

And my friend says there's more water damage in the tenant's room, like stains on the drywall in the closet.
So I'll be helping with some demolition, waterproofing, reflooring, etc. over the next few weeks.
He borrowed my Bissell to clean the carpet, but says there are mildew stains that aren't coming out. Not to mention mushrooms.
But the thing that gets me... wouldn't you notice if the carpet is going "squish, squish, squish" as you're walking around a room?

@maple_shaft Am I reading your question right? That deck will be 8-10' off the ground at one end?
to bad their not Truffles - you'd have something of significant value you can sell to cover the cost of the repairs
You know, that's paint-grade baseboard they're growing on, they could be Chantarelles

i have a random leak in my front room also @NiallC.
when it gets a bit nicer out may drop the ceiling and see whats up - its only when winds are really high and raining
@lsiunsuex It could be a crack in your foundation wall

nope - it was an addition it looks like so nothing above it
its only leaked once or twice this year so i really think its just bad winds and rain
but the drywall needs to be repaired either way so i'll pull the hole thing
the room is only 10x20 so ... 6 sheets max ish
you probably want to correct the source of water before you put up new drywall :)

The roof of your addtition is leaking then?
i'm hoping pulling the drywall will help reveil the leak spot
yes - only in 2 spots
which i know doesn't mean anything - water will find a path down
Are there are any sun roofs or vent pipes that you know of coming from the roof of this addition? Those are the most common places where the asphalt cement slowly washed away.
also make sure your flashing was done correctly too
you may have to walk on the roof a bit to know for sure
Flashing would be my first guess.

With what my wife wants, this will be cutting it close
If I use 2x12 joists 16"OC then I can squeeze 16' spans... I think that may be what I have to do
@decker he built a 100' long tripled 2x12
