It's not that there's literally only one thing that's not in the room. That would be a crowded room :-)

So from an English-speaking perspective, it's easier to get the right interpretation if you translate it with 'missing' instead: "But there was just one thing missing."

I am exercising the "does not have to be" structure
if I want to say "the book does not have to be expensive", it is (may be) 本は高くなくてもいいです。
but how do I say "the book does not have to be expensive and big"?

@saidy afaik, you generally connect adjectives with the て-form. So I'd wager it works here, too: 「本は高くなくて大きくなくてもいいです。」
I may be totally wrong, though. Better wait until one of the gurus answer this :)
