What problem do you see in 1. telling her how your flat looks like, 2. you've got work to do and 3. being open to changes instead of precisely sticking to plans? 1. is not a problem as most of us have their little mess sometimes. You will come out with that somewhen so why not right now? 2. should be ok for her especially if you clearly mention this before. 3. doesn't hurt if the only reason to change plans is the plan itself. How about simply answering the question “Where are you from?” with where he actually is from, rather than where his distant ancestors were from? If for example he was born in New York and grew up there, then just say New York. The fact that he looks Chinese is irrelevant.
